Essentia occupies a riverfront site at Surfers Paradise, where the building’s relationship to water shaped much of the design thinking. Across ten levels – eight of residential accommodation over two levels of secure basement parking – the apartments are arranged to draw the river into daily life rather than simply overlook it.

The 88 one- and two-bedroom apartments are boutique in scale, favouring a considered mix of unit types over density for its own sake. At ground level, the building opens outward: pool, entry and access to parking are arranged to create an easy transition between arrival and amenity, while a riverside recreation deck extends the living space beyond the building’s edge. A gymnasium and barbecue facilities round out a resident offering built around everyday use.
